Northrop Grumman Aeronautic Systems has an opening for a Sr. Principal Real Estate Specialistto join our team of qualified, diverse individuals. The preferred location for this position will be located in Melbourne, FL. An alternate location of EL Segundo, CA may be considered.
The selected applicant will become part of Northrop Grumman's Real Estate & Facilities team.
Responsibilities included :
Responsible for owned and leased property with the company's global real estate portfolio
Preparing leases, license agreements, cancellation notices and renewal letter agreements
Preparing annual facility budgets and is responsible for payment of rent, operating expenses, and real estate taxes for company leases
Researching and advising landlord, corporate administrator, counsel and property manager on rent issues and other discrepancies
Reconciling operating expense and real estate taxes for year-end
Performing a variety of activities in support of Real Estate department reporting to Sector Real Estate and Facilities Manager
Interacting with the Manager, Real Estate, Sector Program Managers, Sector Legal (also outside council if need be), Risk Management, EH&S and with Landlords and National Corporate Brokerage Firm
Managing all aspects of the real estate process as outlined in Corporate Procedures
Working in conjunction with Sector Real Estate And Facilities Manager, Corporate Broker and Law Department to issue Request For Proposal (RFP), negotiate real estate leases, licenses, and amendments using Standard Lease terms and conditions
Engaging affected functional departments to perform their responsibilities related to the real estate process
A Bachelor's degree (BA/BS) in a related field plus at least 10 years of experience in commercial real estate transaction execution and transaction management (8 years of experience with a Master's degree)
Must be Proficient with MS Excel, Word, PowerPoint, and Outlook
Must have experience negotiating commercial leases and complex transactions in a matrix organizational environment
Must have a Working knowledge of FASB13
Must have Proficiency with enterprise commercial property management software
Bachelor's or Master's degree in Business Administration
Commercial Real Estate Designation i.e. CCIM-CPM
Experience working across geographic regions
Experience/proficiency with IBM Tririga is highly preferred
Previous record of success in leading real property lease and purchase agreements in a commercial setting to include price negotiations, contract terms, and conditions/incentives
Proven success in negotiating highly competitive lease and purchase agreements for both long and short term arrangements
Analytical, problem solving, highly organized with excellent time management skills
Real estate paralegal experience desired
