Northrop Grumman Space Systems designs, builds and delivers space related systems to customers around the world. Our main products include launch vehicles and related propulsion systems; strategic deterrents; satellites and associated space components and services; payload and ground systems; and other strategic space-based initiatives.

Northrop Grumman Space Systems is seeking a Principal Real Estate Analyst to join our team of qualified, diverse individuals. This position will be located in either Dulles, VA or Redondo Beach CA.

Roles and Responsibilities include, but are not limited to, the following:

  • Managing the acquisition, disposition and lease administration for office, lab, warehouse and manufacturing facilities covering approximately one third of the 17 million square feet of leased and owned properties in the Space Systems Sector real estate portfolio.

  • Locating and negotiating sites for purchase or lease.

  • Ensuring proper documentation of lease or purchase transactions.

  • Supervising the administrative management of corporate-owned or leased properties.

  • Establishing procedures used in site acquisition and property management.

  • Establishing rental rates and leasing policies including use and occupancy arrangements with other sectors; may include accountability for furnishings and/or equipment associated with leased properties.

  • Compiling lease commitment and expenditure forecasts.

  • Coordinating with stakeholders on requirements for lease acquisition.

  • Supporting development of real property acquisition requests and related lease terms aligned with company strategic plans and program requirements.

  • Supporting the development and management of the Space Sector real estate Long Range Strategic Plan (LRSP).

This position's standard work schedule is a 9/80. The 9/80 schedule allows employees who work a nine-hour day Monday through Thursday to take every other Friday off.



Basic Qualifications:

This requisition may be filled at either a level 3 or a level 4.

Basic Qualifications for a Level 3:

  • Bachelor's degree from an accredited university with 6+ years of related experience in Facilities/Real Estate - OR - a Master's degree with 4+ years of related professional experience.

Basic Qualifications for a Level 4:

  • Bachelor's degree from an accredited university with 6+ years of related experience in Facilities/Real Estate - OR - a Master's degree with 4+ years of related professional experience.

Additional Basic qualifications for both levels:

  • Strong PC skills and proficient knowledge with Microsoft Office Suite, including MS Excel.

  • Familiarity with real estate transactions and portfolio management within a Fortune 500 company and/or aerospace industry.

  • Familiarity with real estate finance and related financial reporting.

  • Excellent negotiation and interpersonal communication skills.

  • Ability to obtain a security clearance. US citizenship is a prerequisite.

Preferred Qualifications:

  • Experience using Tririga Real Estate Management System (REMS) and CoSTAR lease administration software applications.

  • Ability to effectively manage competing priorities and deadlines.

  • Ability to handle multiple tasks in a fast paced environment.

  • Excellent problem solving and organizational skills.

  • Aerospace/Defense Industry experience.
